Rohit Yadav is a Partner at KNM & Partners with over 21 years of experience in legal practice, with a focus on real estate law for the past 17 years. He advises clients on land transactions, due diligence and compliance-related matters across a range of real estate projects including residential, commercial, industrial, and hospitality developments.

He began his career in 2003 and has previously served as Standing Counsel for the Municipal Corporation of Delhi (MCD), handling matters related to land use, building regulations and municipal approvals.

His core expertise involves reviewing land title documents, identifying legal risks and preparing due diligence reports for acquisition of large land parcels across states such as Delhi NCR, Rajasthan, Gujarat and Tamil Nadu. He has also worked on transactions involving SEZ land and hospitality assets including hotels and resorts.

In addition to diligence and transaction support, he regularly advises on stamp duty, land conversion, registration procedures and project-level regulatory requirements.

  • Real Estate Due Diligence & Transactions
    • Led legal due diligence for land aggregating over 3,000 acres across multiple states, reviewing title chains, land records, and project risks.
    • Advised on township and industrial project acquisitions in Delhi NCR, Haryana, Uttar Pradesh, Rajasthan, Tamil Nadu and Gujarat, providing title verification, compliance reports and strategic legal inputs.
    • Assisted in land aggregation and documentation for residential and mixed-use developments, including identifying and addressing legal discrepancies affecting project feasibility.
  • Regulatory Compliance & Approvals
    • Advised on land use conversion, zoning compliance and related regulatory requirements.
    • Assisted in structuring and registration of transaction documents under applicable stamp laws.
    • Supported in mutation, rectification of title records and coordination with local authorities for clearances.
    • Provided inputs on land ceiling, consolidation, and other revenue-related compliances affecting real estate projects.
    • General corporate advisory pertaining to real estate projects and aspects related to it including applicable rules, regulations etc.
